Cancellations

Because we are a small property with a limited number of rooms, we are significantly affected by cancellations. Guests are responsible for payment of all nights reserved once a reservation is made. We understand that circumstances arise, sometimes beyond a guest’s control, requiring the cancellation of a reservation, and we suggest purchasing trip insurance for your stay.

In the event that a guest must cancel or reduce a reservation, we will make every effort to re-book the room(s). We will refund from the deposit the balance of the total cost of the reservation minus whatever we are able to re-book minus a $35 re-booking fee. If the deposit does not fully cover the lost part of the reservation, the guest is responsible to remit the balance due. We have the opportunity to have same-day availability promoted at local tourist convention centers and we make every effort to mitigate the loss.

Minimum Stay, Payments & Tax

Room rates quoted are for 1 night based on a 2-night minimum stay, and do not include a 7% RI sales tax and 6% RI lodging tax. Single night reservations are available weeknights during high season, or nearly anytime during the low season. Single night reservations require a 100% pre-payment. Multi-night reservations require a 50% deposit. Deposits can be made by personal check when made 10 days in advance, balances can be paid by cash or check (US currency) at the time of check-in.  There are 3-night minimum stays for the following weekends:  Memorial Day, July Fourth, Newport Folk & Jazz Festivals, Labor Day and Columbus Day.  

Check-In

Check-in is guaranteed for 3 p.m. Check-out is by 11 a.m. When it is possible we will try to accommodate early check-in requests and/or late check-out requests. When the room is booked the previous night or the day of check-out, it may be hard to accommodate these requests as we generally need 4 hours to turn rooms over.

Coffee & Tea Service

Coffee and tea service is provided each morning with homemade muffins, scones, or coffeecake, however, a full breakfast is not included with any standard reservation. Several breakfast cafes are within walking distance. If your group includes 10 or more people, we are happy to provide a full breakfast buffet for $12 per person and will give you a menu to choose from ahead of time to have a family-style breakfast. This must be arranged at least one week in advance with the owners.

On most Thursday mornings, a full breakfast buffet is available to guests as the Jamestown Rotary Club holds their weekly meetings in the sun room and guests are welcome to enjoy the buffet as well from about 7:15 a.m. to 9:00 a.m.

Housekeeping

Towels will be refreshed daily upon request. Bed linens will be changed after 3 nights for 5 night or longer stays.

All Rates are Based on a Maximum 2-Person Occupancy

Additional persons in a room, including children, must be pre-arranged with the owners and an additional fee of $35 per person per night plus taxes will be charged. Reservations that include guests with children under 10 years of age must be pre-arranged with the owners.

There is No Curfew

But guests of the Lionel Champlin Guest house are expected to observe local noise ordinances particularly between the hours of 10 p.m. and 8 a.m.

Pets are Not Allowed

No Smoking

There is no smoking, including e-cigarettes, allowed anywhere in this establishment. Any guest discovered smoking will be asked to leave the property immediately and will forfeit their reservation without refund. Additionally, the guest will be charged for any fines or penalties imposed by the town and/or state and for any lost revenue while we restore the room to a smoke-free condition.

No Candles

By RI code, guests are not allowed to light candles in their rooms or anywhere in the house.

High-Season

Memorial Day Weekend through Columbus Day Weekend.

Low-Season

Columbus Day through the Wednesday before Memorial Day.
